Maharashtra Joins The Green Building Bandwagon

After the Union Government, now the state governments, too, are making green buildings the law. Now the Maharashtra State Government has decided to make available incentives in the form of rationalization in property tax /electricity tariff and reduction in State taxes including VAT and Octroi on buildings adhering to green technology norms.

To achieve this, Maharashtra Government proposes to amend the Development Control Rules for the introduction of green building regulations initially in Mumbai Metropolitan City and later in tier II cities of the State. Under the proposed regulations, it will be mandatory for new buildings to use green technologies for recycling dry waste and drainage water, vermin-culture for treatment of wet waste,solar energy and above all rainwater harvesting. The latest move drew an overwhelming response from various quarters including builders because it has come at a time when the City is reeling under acute water shortage and is destined to face power deficit in the near future.

Maharashtra is not the first state to take this desirable step. Such initiatives have already been initiated in several States including Delhi, West Bengal, Karnataka, Kerala and Rajasthan. But in the realty sector, Maharashtra will be the first to put such incentives on its radar in a more regulatory form.

According to reports emanating from the State, the Housing, Urban Development and Environment Department will hold a meeting very shortly to look into the various aspects of green building regulations and the implementation procedures in Mumbai and later in tier II cities. Brihan Mumbai Municipal Corporation through a notification has already asked developers of new buildings to go for rainwater harvesting system. The objective of the proposed green building regulations is to make all efforts to minimize the impact of climate change. At the same time doing so should not affect the Government’s target of affordable housing in Mumbai and other parts of the State.

All said and done, a step like this taken by the governments of these states is one in the right direction.

Its a pleasent news that Maharashtra govt is going to become a part of GREEN BUILDING CONCEPT. As authority are thinking to give incentives/ rebates by various ways . It will attract to every body to come forward to adopt G.B.C. Basiclly G.B.C. is nothing, it is the way to use NATURAL RESOURCEC efficiently. If we love environment and will try to keep maintain ECO SYSTEM, will adopt WASTEMINIMISATION and GREEN & CLEAN TECHNOLOGY, we will automatically be a member of G.B.C. There is amyth that G.B.C. is cost effective. In the starting cost may high but its pay back period is very short and with long life SUSTAINABILITY. We all Mumbaikar (and people in other parts of India) are facing water shortage for a long period. Moreover, day to day this shortage is increasing because of the increase in population. This shortage of water has arisen because of the misuse of water in the domestic, commercial and industrial sectors. This shortage of water is not limited up to the day-to-day purpose, also affecting the farming sector. If we think, realize and act in a proper manner, we will be able to save 25% to 50% of water daily. During the discussions with many residential and industrial personnel, we realized the absence of awareness among the people related to this critical issue. It is just because we are not able to visualize the future when we will have to face the scarcity of water because; we have lived with all the facilities, where we have water available to us at all the times. Now we have reached to an alarming situation, where if we do not act on time, we will have to starve for a drop of water also. I would like to urge all to start to utilize the water efficiently when there is little time left to us to act. I can prove and implement below mentioned systems, those will help full to save approximately 50% of water daily in domestic sector and 25% to 50% in other sectors. For this purpose, we need to do some changes by doing one time investment on the infrastructures. Pay back period of this will be 2 to 5 years with long life sustainable earnings by saving of water. Similarly, we can earn and save money by proper management and reuse of our daily domestic and industrial waste. These system are (Rain Water Harvesting, Grey Water Recycling By Biotechnology, Gas and Biofertilizer by Organic Waste etc) applicable all over India in all sectors like residential, commercial, industrial, hotels, etc. To know more about the method, contact us through e-mail: swadeshitechnology@rediffmail.com, wasteminimisation@gmail.com Proper management of water, domestic and industrial waste gives money back by the following ways: • Reduction in Govt. Water Bill (approx. 50%). • Reduction in consumption of electrical energy, which is required to pump this water. • Saves under ground water and increases the under ground water table, which will help in the reduction of salinity of the water. • This saved water and electricity can be utilized for the farmers, which will ultimately • Increase the production of eatables goods, will be available to us at a lower prices. • Use Biogas and fertilizer produced from the Organic waste. • Many more other benefits also. I request all, along with the Govt. authorities to come forward to solve this problem. On individual level, we have to change our outlook on this aspect and the higher authorities need to amend the policies and enforce them to install the water saving system in any building, industry, commercial complex, etc. This is the only way to save our precious water.
